How can I open this file/ebook, including removing the top and bottom text?

Thanks for your message, you can open this PDF file in PDF Editor application, click “Edit Content” button, select top and bottom text contents, then you can press Delete Keyboard to delete them.

Please find enclosed the booklet where the password has been removed ( OK).
Also the booklet has been edited by your program.
What is good, that inside the booklet the advertisements are deleted (OK) but.... :
The front page is left unchanged whereas just after editing it is OK!!
Also after editing and saving there ia new text ( in red ) from your company.
Why?? After removing this again, it is the same old story, front page isn't changed and verypdf text in red is added.
Please explain.
